After many years at our old office, Scania House, we need to find a new home.
We might be moving address – but we’re still here, still working, still local.
If you don’t visit our office now, then you’ll hardly notice a difference. If you do, we’re only 10 mins up the A10 in Turnford.

We’ll be updating our location on Google / Bing maps after Fri 25 October 2025.
There are a few key dates:
- Thurs 24 Oct: we’ll pack up and close our Scania House office.
We won’t be able to accept visitors / deliveries here after this point. - Fri 25 Oct – Fri 31 Oct: we’ll be moving things across, testing and getting set up.
- Mon 3 Nov: our new office at Tunford Place will be up and running and open to visitors.

We'll close our old office at Scania House on Thurs 23 Oct at 5.00pm.
We’ll use the next week to move everything across, test and get set up ready for customers and visitors on 3 Nov.
Yes, we’ll have a car park at the back of the building. B3Living bays are marked in red.

As with our old office – and most offices these days – parking is limited.
If you book an appointment, our team can help arrange a space. We especially recommend this if you might need one of our disabled spaces nearer the building.
Yes, absolutely.
It’s important that we’re as accessible as we can be for all our customers.
- If you book an appointment, we can book one of our disabled parking spaces and send you a map.
- These are next to a dropped kerb, leading to the ramp access to the building on the right side (facing towards the building from the car park).
- Inside the building, there’s a lift and disabled toilets.
If there’s anything else we can do to adjust around your needs, let us know.
No.
We’re still open Mon – Fri. 9.00am – 5.00pm.
No.

If you’re not visiting, you can contact us in the same way you usually do.
In short, we have to. Our old office isn’t fit for purpose anymore.
Scania House on Hoddesdon High Street served us well for nearly 20 years. But it’s of its time and doesn’t meet modern building standards anymore.
It would cost millions to stay there. Money better spent on customer homes or in the community. Plus, we’d need to find - and fund - a temporary home while we did renovations. We explored it, but the best option was to move permanently.
As a local business, staying close to our community was crucial. So, we’ve been looking for someone to move to for a while. But viable options are rare.
When Turnford Place came up, it was an opportunity we had to jump on. It’s right in the heart of our customer base, keeps us in the borough and is nearer to hundreds of our customers.
We’ve been weighing up different options for some time, but we wanted to stay local.
Office options don’t come up in Broxbourne often so we couldn’t miss out on a space that met most of our needs.
In essence, none!
We're still here. We’ll be running out of a different office and will be focusing on getting out to you more. But that’s it.
To find out about our general customer service standards, click here.
You might notice a bit if disruption as we move – but that’ll only be for a couple days.
No!
Moving office won't impact how we set your rent or service charges.
- Service charges are based on how much the services cost to run. Find out more about this here
- Rents are more complicated, but they’re based on things such as the value of your home, the type of housing scheme you’re on, and inflation. Find out more about this here
We’re staying local.
Being close to our community is really important to us. And most of our team is from the area.
Because we couldn’t stay where we were, we spent a lot of time trying to find an office space that kept us near our customers.
Although the old office would’ve been closer for some customers, Turnford Place was the best opportunity that kept us in the area. For some, this will be closer than the old office.
We’ll be only ten minutes up the road in Turnford Place, Cheshunt – click here for directions or here to download the map.
It’s around the corner from the big Tesco / M&S (Brookfield Centre) and just off the A10.
For simple things, absolutely. But if you need to talk to someone, it’s best to book.

We’re going to be out and about a lot more. So, you’ll see us in the community. But this means the person you’re looking for might not be in the office.

Our old office isn’t fit for purpose anymore, which is why we have to move.
We’re moving permanently, so Scania House will be empty and we won’t be able to use it anymore.
But we’re still here to help. Please feel free to request an appointment at our new office (click here) and we’re still available to contact in all the other ways – phone, email, this website, etc.
We’re still here and we’ve got more options now.
Our main office is close to more than 600 of our customers. But it’s never going to be next door for everyone. So, we’ve opened five new Neighbourhood Hubs so you touch base with a B3Living team member closer to home.

Make sure you remember to take your rent card and your tenancy number, otherwise we won’t be able to match the money you’ve paid to your rent account.
The same as at our old office, we won’t be able to take cash or cheques at Turnford Place.
If you have a repair that we’ve missed, please let us know asap.
We can’t stay at Scania House, and moving is the best option we have. But we're still one of the top landlords for the amount we invest in our homes.
Moving to a new office won’t impact the way we do repairs in your home.
We should get to all repairs and maintenance within our target timeframes. You can see what to expect from us and your rights as a customer on our service standards page.
In almost all cases, no.
You shouldn’t notice too many changes, but we may need you to bear with us as we settle into our new office.
If there’s a major change, we will be in touch with you.
Our services to our customers still come first and we appreciate that there may be some concern around our move.
Aside from some brief disruption on moving days, none of our services are changing as a result of the move.
Though we will be closer to our customers in Cheshunt, Turnford and Waltham Cross, we want to offer our other customers the option to speak to our colleagues in person closer to their home.
Our customers often feedback that it’s better when we come to them.
So, we are:
- Doing more estate inspections.
- Opening 5 x new community hubs for face-to-face meetings. See here.
This may also open up new opportunities for local partnerships.
No, our move is a long-term decision, and we have no plans to return to Hoddesdon High Street.
From Mon 27 Oct 2025, yes please!
Please update your records for billing / deliveries to:

Our old office will close from this date.
Plans for the site aren’t confirmed yet.
Whatever the future might be, it will be an upgrade to the main gateway onto Hoddesdon’s High Street, and our hope is that it will make the entrance more attractive for residents and visitors.
