Galliard Homes has acquired the mixed-use £620m Cheshunt Lakeside development. Prior to Galliard’s involvement with the site, outline planning permission was granted to deliver 1,725 homes, including affordable housing, along with commercial space, a primary school, and a green link for pedestrians and wildlife.
At present, the Council is working with Galliard Homes to finalise a revised scheme for the site. The resulting scheme is unlikely to provide a school and will be providing fewer homes than the 1,725 approved, although the exact number is still to be determined pending further design discussions between the Council and Galliard.
At Cheshunt Lakeside, B3Living provided nearly two hundred affordable homes (additional to the Section 106 planning requirements) through a £49m deal with developer Inland Homes.
These homes form the first phase of a 1,700-home redevelopment situated on the former Tesco-HQ site which had been left vacant.
Properties range from one-bedroom studios to three-bedroom apartments in two main blocks surrounding a landscaped central courtyard.
The development includes communal gardens and a traffic-free ‘Green Link’ for pedestrians designed to reflect the neighbouring River Lea corridor and support wildlife. Plans for the wider Cheshunt Lakeside development will restore eight football pitches of green space and will also include commercial space, community facilities, and a new primary school. B3Living's homes will sit opposite the primary school.
